  • Comprehensive Visual Home Inspection: A home inspection is an objective visual examination of the physical structure and systems of a house, from roof to foundation. The standard home inspector's report will cover the condition of the home heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; The roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement (if applicable) and structural components among others. There are many times when a visual CHI can give you an advantage. If you are buying a home, getting a Home Inspection means you will know about any problems and their corrective action before you move in. The home inspection process is non-destructive, and is generally non-invasive. It is performed in this manner because, at the time we perform the inspection of the dwelling, you do not own the property. You cannot authorize the dis-assembly or destruction of what does not belong to you.

  • Commercial Visual Property Inspection: The decision to purchase commercial property has many unknowns. To help avoid costly problems, most, seek the advice of qualified professionals such as brokers, appraisers, engineers and attorneys. But who will advise you regarding the potential hidden structural problems that may exist in your building? HOME INSPECTOR USA provides a comprehensive professional service designed to give you the answers before you buy. HOME INSPECTOR USA will perform a thorough inspection of your property, from top to bottom, inside and out. HOME INSPECTOR USA will provide a comprehensive report (non-invasive visual property inspection) on the complete physical condition of your prospective purchase.
If you are selling a home, commercial building, getting a visual Home Inspection by HOME INSPECTOR USA means you know you are complying with full disclosure laws, and means you can consider selecting contractors rather than waiting for the buyer to do so. If you have recently purchased a new home from a builder and the one year "Builder Warranty" is about to expire, a Comprehensive Home Inspection by a professional Home Inspector can let you know whether the builder/contractor did the job correctly.
  • 4 Point Insurance Home Inspection: If you are purchasing or own an older home most likely you will need a 4-Point Insurance inspection. The Four Point Insurance Inspection consists of the following four systems inspection:
    • Roof Inspection
    • Electrical Inspection
    • HVAC (Heat, Ventilation & Air Conditioning)
    • Plumbing
New Construction 1-Year Warranty Inspections:
HOME INSPECTOR USA specialized in working with buyers of new homes whose one year warranty is coming to an end. Once you have your home inspected you receive our written report, you will have the knowledge and documentation to discuss any home problems with the quality of the materials or the workmanship with your Builder. Educated homeowners stand a better chance of getting the Builder to correct those items that need repair which is why 1-Year Builder Warranty Inspections are so important.

These are some of the items that are inspected on 1 Year Home Warranty Inspections:
  • Exterior Painting and Stain
  • Roofing Exterior siding
  • Exterior grading Driveways, walkways and porches
  • Insulation
  • Electrical
  • Bathroom and kitchen counters and cabinets
  • Plumbing system and Fixtures
  • Carpet and flooring
  • Fireplace and chimney
  • Garages
  • Decking and stairs
  • Attic areas
  • Windows and Doors
  • Crawl spaces and Basements
The insurance companies are looking for the four systems to be in generally good working condition and fulfilling their intended function. If the home is an older home the insurance companies want to see that the systems have been updated. The Four Point Insurance Inspection was created after Hurricane Andrew struck Florida in 1992. It is performed on behalf of the insurance companies and, typically, as a requirement for the insurer offering insurance to the new homeowner.

Testing your Water

For the public's protection, Congress enacted the Clean Water Drinking Act in 1974 and strengthened it in 1986, setting minimum water quality standards for most homeowners. Unfortunately, however, there is no guarantee that all utilities comply with the regulations.

If you're drinking public water and you think it is absolutely safe, you better think twice. My lab has tested many residential water supplies and have found that more than two-thirds of these homes required some sort of filter in order to remove sediments that can harm your body. Enforcement is very difficult on the national, state and local levels; not all known contaminants are on the list; and all public water testing isn't necessarily accurate. Having your water tested now (whether it is Public or Private) will let you know if there are dangerous levels of contaminants in it. If these levels are greater than what the government allows, then action is highly recommended. Testing your water now is the only way to tell if there are harmful levels of contaminates or sediments in the drinking water in your home.

YOU SHOULD CONSIDER TESTING YOUR WATER IF:
You use water from public facilities or a private well system. Germs and chemicals can get into your water and contaminate it in different ways. Some germs and chemicals occur naturally. Heavy metals like arsenic, lead, and cadmium are naturally found in rocks and soil and sometimes seep into ground water which ends up inside your residential water. Other contaminants come from human and animal waste resulting from polluted storm water runoff, agricultural runoff, flooded sewers, or individual septic systems that are not working properly and will seep into your well water. I'd want to know that my drinking water is safe, so testing on it an annual basis will protect you and your family from becoming sick after ingesting the water in your home. Check for the following:
  • Your home has lead pipes are a dull gray color, soft enough to be scratched with a knife or key). Your home inspection report will always indicate the type of pipes that are supplying your water.
  • Your home has older copper plumbing and / or chrome-plated or brass fixtures.
  • You see signs of corrosion from your water (frequent leaks, rust-colored water, stained sinks, dishes or laundry).
If you are concerned about the quality of the water in your home, you may wish to have your Well water tested. HOME INSPECTOR USA will gladly draw a sample of your tap water and have our independent certified lab analyze your water for any unhealthy levels of contaminants. I will contact you with the water test results within two days. (Pricing does vary). If (after testing) you find that the levels of any contaminants are high, then you need to take action immediately. Depending on the pollutants involved, your next steps may vary. You may need to install a water treatment device, such as a reverse osmosis system, a bacteriostatic conditioner, a distillation system, or an activated carbon filter.

At HOME INSPECTOR USA your interests are our interests before, during and after the home inspection. Education, Experience and Expertise in the home & mold inspection business, engineering and residential construction set us apart from the average Home Inspector in our area. Our home inspections, mold inspections, mold screening and testing are tailored to the specific home, building or items being inspected.
